Peace of mind that comes from clear rules

KAVERA is a general contractor for finishing and furnishing new-build apartments. We take responsibility from design to keys, so you don’t have to coordinate dozens of companies. Project management and design supervision are included – one team runs the project and makes sure the work follows the design exactly.

Values

  • Transparency

A detailed specification and bill of quantities. You know what you pay for and why.

  • Fixed price

The price is fixed in the contract after design and survey. Every change is approved in writing before it is carried out.

  • Responsibility

One person responsible for the whole project – from the first meeting to handing over the keys.

  • Warranty

A written warranty for the completed works with clearly stated periods in the contract.

A network of reliable contractors

We work with contractors and suppliers we have worked with before. They all work to our drawings and specifications, and we sign off each stage against a checklist before moving on.

Design first, then price, then work

We work as a general contractor: we are responsible for design, supplies, contractors, schedule and quality. You have one contract and one contact person.

Every project starts with a site survey and a design. Only once we know exactly what will be done do we fix the price and deadline in the contract. That reduces the unknowns before the first day on site.

Mirrored warranties

The warranties we receive from contractors and suppliers are mirrored in our contract with you. If something needs attention during the warranty period, you don’t chase individual companies – you contact us and we arrange the repair.

Specific warranty periods are set out in the contract in line with applicable regulations.

Packages and services

Four packages – from the design to a move-in-ready apartment – each including the previous one. The add-on services below can be combined with any package for specific situations.

All packages start from the “plaster and screed” level. The price is set individually and fixed in the contract after the design and the site survey.

Three material tiers

Every package can be delivered in one of three tiers. The tier changes the materials and the price, not the scope of work.

  • Standard

Quality, proven materials and appliances from established mid-range manufacturers. Good value for money.

  • Plus

A wider choice of finishes and models, more detail and more durable materials.

  • Luxury

Natural materials, premium brands and bespoke solutions – more design freedom.

Additional services for specific situations

Add-ons can be combined with any package. Their price depends on the property and scope.

  • Rental-ready

We prepare the apartment to be let right after handover.

  • Smart home

Convenience and control over lighting, climate and security.

  • Furnishing only

Furnishing an already renovated apartment – no construction work.

  • Maintenance and management

Subscription-based maintenance and property management after handover.

From the first conversation to the keys

You know what comes next, who is responsible and when. Every step ends with a result you can see and approve.

The steps

Step 1: Free consultation

A phone call, video meeting or office visit. We discuss the property, the construction stage, your wishes and budget. No obligation.

Step 2: Site visit and documentation

We visit the apartment, measure it and document its initial condition with photos.

Step 3: Design contract

We sign a design contract with a clear scope, price and timeline.

Step 4: Design

Concept → 3D visualisations (up to 2–3 revisions) → working drawings for all trades.

Step 5: Specification and fixed quote

We prepare a materials specification and a bill of quantities. You receive a fixed quote for the works.

Step 6: Works contract

One contract with one price, one deadline and one person responsible for the whole project.

Step 7: Early orders

Made-to-measure kitchens, doors and furniture take 4–10 weeks to produce. We order them early so nothing is waiting after Act 16.

Step 8: Handover inspection

Before you sign the handover protocol, we inspect the apartment and record any defects in writing, with photos.

Step 9: Works

We work to a schedule with vetted contractors. Project management and coordination are our job, and design supervision makes sure everything is built to the design.

Step 10: Quality control and weekly reports

Every week you receive a report with photos. We sign off each stage against a checklist before moving on.

Step 11: Cleaning and final walkthrough

Cleaning (professional in Packages 3 and 4) and a joint final walkthrough. We resolve any remarks before handover.

Step 12: Handing over keys and documents

We hand over the keys, warranty cards, instructions and documentation of the completed works.

Step 13: Aftercare

We remain available. If anything needs attention during the warranty period, you have one person to contact.

How you pay

You pay in stages tied to progress on site. The exact amounts and due dates are set out in the contract.

  1. Advance on signing

The first payment is made when the works contract is signed.

  2. Made-to-measure furniture

Made-to-measure furniture, kitchen and doors are prepaid when ordered from the manufacturer.

  3. Interim payments

You pay as each stage is signed off – after you have seen the completed work.

  4. Final instalment

The final instalment is due when the keys are handed over.

Handover inspection – free with a contract

Before you sign the protocol with the developer, we inspect the apartment: walls, screed, windows, plumbing and electrical outlets. You receive a written report with defects and photos, and a follow-up check once they are fixed.

Frequently asked questions

Stages and completion levels

What does “plaster and screed” include?

Usually: gypsum skim coat on walls and ceilings, cement screed on the floor, windows, entrance door, electrical and plumbing outlets. It does not include flooring, tiles, bathroom, interior doors, switches and sockets, lighting or kitchen. The exact scope depends on your contract with the developer.

Shouldn’t the developer have finished the apartment by Act 16?

Not necessarily. Act 16 certifies that the building is fit for use, not that the apartment is turnkey. How far the developer finishes the apartment is set by your contract – check what yours says. This is general information, not legal advice.

When should I contact you – at Act 14, 15 or 16?

Ideally at Act 14. There is then time for an unhurried design, for changes to electrics and plumbing while the walls are still open, and for early orders of kitchen, doors and furniture. We can also start at Act 15 or 16 – the overall time to the keys is then usually longer.

What happens if the developer delays Act 16?

The design and early orders do not depend on Act 16 and continue as planned. The works schedule moves with the actual date we get access to the apartment. The contract describes how such cases are handled – for example storage of furniture that is already made. For your relationship with the developer, please consult a lawyer.

Price and payment

Is the price fixed?

Yes. After the design and site survey, we fix the price in the works contract. If you request a change after signing, it is priced separately and carried out only after your written approval.

Is the design fee deducted?

Yes. If you continue with Package 2, 3 or 4 after the design, the design fee is deducted from the price of the works.

How do payments work?

In stages: an advance when the contract is signed, prepayment of made-to-measure furniture when it is ordered, interim payments as stages are signed off, and a final instalment when the keys are handed over. Exact amounts are in the contract.

What if I want a change during the works?

You describe the change and we prepare a written addendum with the price and the effect on the timeline. We carry it out only after your approval. The later the change – for example after walls are closed or furniture is ordered – the more it may cost.

Warranties and materials

What warranties do you provide?

We provide a written warranty for the completed works; warranty periods are set out in the contract in line with applicable regulations. Materials and appliances carry the manufacturer’s warranty. We pass the warranties we receive from contractors and suppliers on to you – if there is a problem, you contact us, not the individual companies.

Can I choose my own materials or furniture?

Yes. You can choose materials outside the specification or supply some yourself. The contract states who supplies what, when, and who is responsible for the warranty. For items you supply, the product warranty lies with the manufacturer or seller, while the installation warranty is ours.

Timelines and remote work

How long does the whole process take?

The design takes 3–6 weeks. Works for a 2-room apartment with Package 3 usually take 8–12 weeks after Act 16. If the apartment first needs bringing to base level, add 2–4 weeks. Timelines are indicative – the specific deadline is set in the contract.

Do you work with clients who live abroad?

Yes. We hold video meetings at times that suit you, send weekly photo and video reports, materials are approved online, and the property handover and utility accounts can be handled under a power of attorney. We can also keep the keys for you.

Is the handover inspection free?

Yes, with a contract for Package 2, 3 or 4. As a standalone service, the price depends on the area and level of completion – just ask.
